Olympia Chimney Damper Repair Nationwide

Every visit starts with

Level 1 sweep and inspection to the NFPA 211 annual standard - flue, crown, cap, and flashing checked and photographed

Worth knowing

Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.

Olympia Chimney Damper Repair: The Dallas Owner’s Guide

Olympia Chimney damper repair in Dallas typically runs $280-$520 installed, depending on whether the throat plate, frame, or full assembly needs replacement. We stock common Olympia Chimney damper configurations on our trucks and can usually complete the repair in a single visit. Most Dallas homeowners discover the problem when smoke pushes back into the living room on a still day, or when they feel a cold draft even with the damper supposedly closed.

In Dallas, where temperature swings from 40°F mornings to 75°F afternoons are common November through February, a stuck-open damper bleeds conditioned air year-round. The metal fatigue happens faster here than in colder climates because the expansion-contraction cycle repeats more often. We’ve replaced Olympia Chimney dampers in Lakewood, Lake Highlands, and Preston Hollow where the original part lasted 12-18 years, which is about standard for galvanized throat assemblies in North Texas.

Which Olympia Chimney Models This Applies To

Olympia Chimney manufactures throat dampers for their manufactured fireplace systems and masonry chimney top-sealing dampers under the Ventis and Olympia brands. The critical identifier is the stamped model number on the damper frame, usually visible from the firebox with a flashlight. Common series we see in Dallas include the Ventis ZC line (zero-clearance manufactured fireplaces) and the Olympia top-mount cast-aluminum assemblies for masonry flues.

The OEM throat damper for older Ventis units measures 36″, 42″, or 48″ wide, but the critical spec is the hinge pin offset, which varies by production year. A 2016 Ventis ZC42 takes a different hinge geometry than the 2019 revision. We carry both patterns. For top-sealing dampers, the cable length and cap diameter must match exactly; a 13″ cap on a 12″ flue won’t seal, and a 12″ cap on a 13″ flue leaves a gap that lets rain into the smoke chamber.

Aftermarket equivalents from Gelco and Famco fit most Olympia Chimney specs and carry the same 10-year warranty. We source through Haven’s buying network, which keeps the price honest. If your frame is rusted through or the pivot pin has wallowed out its bracket, the OEM part isn’t always available anyway, and the aftermarket equivalent is the better path.

Signs Your Olympia Chimney Damper Repair Is Failing

Signs Your Olympia Chimney Damper Repair Is Failing
  • Smoke rolls into the room on startup. The damper plate isn’t opening fully, or it’s stuck in a partially closed position. In Dallas, this often traces to creosote glazing on the hinge line after a season of burning green post-oak that wasn’t fully seasoned.
  • Cold downdraft even when the damper is “closed.” The plate has warped or the gasket has compressed. We’ve measured 15 CFM of air leakage through a warped Ventis throat plate; that’s like leaving a window cracked 24/7.
  • The handle moves but the plate doesn’t. The linkage has separated or the pivot pin has corroded through. On Olympia top-mount dampers, the stainless cable can fray inside the housing where you can’t see it until it snaps.
  • Rust flakes fall when you operate the handle. The galvanized frame is failing from the inside out. Dallas humidity plus occasional chimney leaks accelerates this; we see it most in homes with missing or damaged chimney caps.
  • The damper won’t stay in any position. The spring tensioner has failed or the detent mechanism is worn. This is a safety issue, because a damper that slams shut mid-fire can push carbon monoxide into the room.

Replacement Cost & What’s Included

Repair Type Typical Range (Dallas) What’s Included
Olympia throat damper plate only $280-$380 Parts, labor, smoke test, written warranty
Full throat damper assembly (plate + frame) $380-$480 Parts, labor, refractory seal, smoke test, written warranty
Top-mount damper replacement $420-$520 Cap, cable, hardware, ladder work, smoke test, written warranty

What drives the range: accessibility (how much of the smoke chamber we need to work through), whether the frame is salvageable, and whether the firebox surround needs refractory patching after removal. We deliver a written price before any work starts, per Haven Standard Clause 1. The 365-Day Done Right Promise covers the installation. Camera documentation of the completed repair is included under Clause 4.

There’s a safe middle ground. You can verify the model number, check for obvious rust, and confirm whether the handle operates smoothly. What you cannot safely do is work inside the smoke chamber or on the roof assembly. Throat dampers sit above the firebox in a space that narrows toward the flue; the refractory surfaces are fragile, and a dropped tool can crack the liner. Top-mount dampers require ladder work at height with proper fall protection.

More importantly, a misaligned damper plate creates a gap that looks minor but leaks significantly. We’ve found DIY installations where the homeowner seated the plate 3/16″ off-center, enough to lose the seal entirely. The smoke test we run after every installation catches this.
