Famco Chimney Liner & Rebuild Nationwide

Every visit starts with

Level 1 sweep and inspection to the NFPA 211 annual standard - flue, crown, cap, and flashing checked and photographed

Worth knowing

Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.

Famco Chimney Liner & Rebuild in Dallas: What to Know First

We provide independent Famco chimney liner and rebuild service throughout Dallas, typically quoting and scheduling within 24 hours of your call. Most Famco liner replacements run $2,800-$4,500; partial rebuilds start around $3,200 and full rebuilds range $6,500-$12,000 depending on height and access. Every job starts with a camera-scan inspection, a written price you approve before we touch anything, and a documented photo record when we’re done.

This page is for Dallas homeowners who’ve been told their Famco liner is failing, who’ve spotted rust stains on the chimney breast, or who smelled smoke in an upstairs room last burn season. Corrine Halstead and our crew have worked Famco systems in Lakewood, Lake Highlands, and Preston Hollow for years. If you’re seeing something off with your fireplace or flue, call us at (972) 284-1392. We’ll send a written estimate, no deposit required.

How Famco Products Fail - and How We Fix Them

  • Famco 316Ti flexible liners in homes built 2010-2018 - We’ve pulled dozens of these in Dallas where the titanium-stabilized alloy developed pinhole corrosion at the flex points, especially where condensation pools during our humid shoulder seasons. The liner looks intact from the top, but the camera reveals a Swiss-cheese pattern above the smoke chamber. We replace with a heavier-gauge 316L or 304 alloy liner, properly sized to the appliance, and document the gauge and alloy on your written warranty.
  • Famco rigid stainless tee assemblies in two-story homes - The tee body and snout connection loosen over thermal cycles, creating a gap that leaks combustion gases into the chase. In Lake Highlands, we see this where builders used Famco’s lighter 26-gauge tee on wood-burning inserts pulling hard. We pull the tee, inspect the surround for pyrolysis damage, and install a reinforced 24-gauge replacement with a proper locking band and seal.
  • Famco top-mount dampers integrated with chase covers - The damper frame corrodes at the weld points where dissimilar metals meet, especially on north-facing chimneys that stay damp. The damper hangs open or seized, dumping conditioned air and letting rain in. We can rebuild the chase cover with a standalone damper, or if the flue’s compromised, quote liner replacement as part of the scope.
  • Famco smooth-wall liners in gas conversions - Homeowners switching from wood to gas often keep an oversized Famco smooth-wall liner meant for higher exhaust temperatures. The cooler gas exhaust condenses, producing chloridic acid that eats the liner from the inside out. We measure the appliance output, calculate the correct liner diameter per NFPA 54, and install a right-sized liner - sometimes aluminum for Category I gas, sometimes stainless if dual-fuel is planned.
  • Famco mortar-packed liner joints in pre-2010 installs - The original spec called for refractory mortar at liner sections, but Dallas’s freeze-thaw cycles (yes, we get them in January) crack the mortar and open gaps at the joints. We find this with the camera, remove the failed liner, and install a continuous flex or rigid system with proper expansion joints at the offsets.

Our Famco Chimney Liner & Rebuild Process

Our Famco Chimney Liner & Rebuild Process
  1. 1
Call and schedule. A live person answers. We book your NFPA 211 Level 2 inspection, send a text with your technician’s name and photo, and another when he’s en route.
  2. 2
Camera goes in first. Everything else follows. Our tech runs a high-res camera the full flue length, records the footage, and marks timestamped findings: liner gauge, joint condition, creosote class, clearance to combustibles.
  3. 3
Written price, written scope. Before any work, you get a single-page quote with line items: parts (OEM Famco or compatible aftermarket from our Haven buying network), labor, disposal, and warranty terms. Clause 1 of the Haven Standard - have it in writing.
  4. 4
Parts decision and procurement. If Famco OEM is back-ordered (their Texas distribution runs through Georgia, typically 5-7 days), we source equivalent 316L stainless from DuraFlex or Olympia Chimney through our network, with alloy certification. You see the mill certificate if you want it.
  5. 5
Install and test. Liner is dropped or rigid sections assembled, top and bottom connections sealed with proper locking bands, and the system smoke-tested or pressure-tested per appliance type. We photograph every joint, every band, every termination.
  6. 6
Documentation and walkthrough. You get the photo record, the camera footage archive, the written warranty, and Corrine or your tech walks you through what was done and what to watch for. Clause 4 of the Haven Standard requires this record on every job.

What Famco Chimney Liner & Rebuild Costs in Dallas

Service Typical Range What Moves the Price
Famco flexible liner replacement (single flue, standard height) $2,800 - $4,500 Flue length, liner gauge (26 vs. 24), number of offsets, chase access
Famco rigid liner replacement with tee $3,500 - $5,200 Tee configuration, appliance connection type, insulation wrap required
Partial chimney rebuild (crown, top courses, liner) $3,200 - $6,000 Brick matching, scaffold needs, extent of spalling
Full chimney rebuild with new Famco-compatible liner $6,500 - $12,000 Height, foundation condition, hearth extension, permit requirements
Liner repair (sectional replacement, joint repair) $1,200 - $2,400 Accessibility, extent of damage, whether full removal is safer

These are real Dallas numbers based on jobs we’ve completed in 2023-2024, not national averages. A two-story colonial in Lakewood with a straight 18-foot flue hits the low end. A three-story in Highland Park with an offset and a deteriorating smoke chamber hits the high end. We don’t know which you are until the camera goes in. Call (972) 284-1392 for a free estimate - we’ll give you the exact number, not a range, after inspection.

Why Dallas Homeowners Call Level Two Chimney Dallas for Famco Work

Why Dallas Homeowners Call Level Two Chimney Dallas for Famco Work

We’ve inspected and cleaned more than 38,000 chimneys since 2009, and a healthy slice of those were Famco systems in Dallas homes built during the 2000s construction boom. Corrine Halstead learned the trade at Apex Technical School in Long Island City before relocating to Texas, and she’s trained our crew to read Famco’s particular failure patterns - the pinhole corrosion at flex points, the tee weld fatigue, the damper frame rot - rather than treating every liner like every other liner.

Our Haven Standard means four things on your job: a written price before work starts (Clause 1), a background-checked uniformed tech who texts when he’s coming (Clause 2 and 3), a documented photo record you keep (Clause 4), and the 365-Day Done Right Promise if anything’s not right. We also stock compatible materials from DuraFlex, HeatShield, and Gelco through our buying network, so a Famco backorder doesn’t leave you waiting through burn season.

We’re independently owned and operated - not a franchise, not affiliated with Famco - and we’ve been at this long enough to know that the only way to run a chimney company is to show the customer what you found before you ask them to spend.
